1. Check for missing or damaged shingles


Look for shingles that are cracked, curling, or missing entirely. These are some of the most common signs that a roof is aging or has been damaged by wind or storms.


2. Look for signs of leaks or water damage


Check ceilings and attic spaces for water stains, discoloration, or moisture. Even small leaks can lead to bigger problems if left untreated.


3. Inspect flashing and roof penetrations


Areas around chimneys, vents, and skylights are common failure points. Make sure flashing is secure and properly sealed.


4. Check gutters and drainage


Clogged gutters can cause water to back up onto the roof. Make sure gutters are clear and that water is draining away from the home properly.


5. Look for sagging or uneven areas


Any visible sagging could indicate structural issues or trapped moisture beneath the roofing materials.


6. Check for granule loss


If you notice excessive shingle granules in your gutters, it may be a sign that your roof is wearing down and losing its protective surface.


7. Evaluate roof age


Most asphalt shingle roofs last around 20–30 years. If your roof is approaching that range, it may be time for a professional inspection.


Regular roof inspections can extend the life of your roof and help prevent costly repairs.
